The Opportunity

Originally constructed as an office building, this five-storey development was converted into a residential scheme comprising 20 apartments and two townhouses. Completed in 2004, the development was delivered as a mixed-tenure housing project.

Following a Fire Risk Appraisal of External Walls (FRAEW) undertaken by our building surveying team in accordance with PAS 9980:2022, the building was assessed as presenting a high fire risk. As a result, a programme of targeted remediation works was required, including the replacement of timber elements with non-combustible materials and the installation of new fire barriers.

Our Approach

Leveraging established supply chain relationships, our team procured the construction contract and developed budget cost estimates within the client’s fixed budget constraints. Throughout the project, our project managers proactively identified and mitigated risks through robust tracking and reporting processes, from the preparation of the Project Execution Plan through to the issue of monthly progress reports. This structured approach enabled the client to make informed decisions and ensured the project remained on programme.

Stakeholder management was a critical component of the project, given the direct impact of the works on neighbouring properties, leaseholders, and residents. Our team prioritised early engagement, establishing clear lines of communication and fostering positive relationships with all stakeholders to minimise disruption and maintain confidence throughout the delivery of the works.
