Opportunity

The site occupies a location within the London Legacy Development Corporation (LLDC) masterplan area and forms a key part of the wider regeneration of the Pudding Mill Lane area, adjacent to Pudding Mill Lane DLR station and within walking distance of the campus of University College London.

The development comprises 321 purpose-built student bedrooms, amenity spaces such as a gym, yoga studio and student workspace, artist studio workspaces and the construction of a new access road, creating a mixed-use scheme that contributes to the ongoing regeneration of Stratford.

Anstey Horne has provided strategic development and project delivery support throughout the planning phase of the Marshgate Lane scheme and, following acquisition, has delivered a comprehensive suite of consultancy services to support Gamuda Land UK in their ambitions to achieve a September 2028 student intake.

Our Approach

Anstey Horne was appointed by Gamuda Land UK to provide Project Management, Cost Consultancy, Principal Designer (CDM), and Employer’s Agent services throughout the development.

The team led the procurement of the Main Contractor, who was initially appointed under a Pre-Construction Services Agreement (PCSA). Working closely with both the Contractor and the design team, Anstey Horne successfully coordinated the delivery of the Gateway 2 submission.

In addition, Anstey Horne procured and managed the appointment of two enabling works contractors responsible for delivering a new access road and implementing a complex site-wide remediation strategy, both of which were critical to unlocking the development.

The project presents a number of significant technical and logistical challenges, including the presence of a substantial river wall, existing structures, complex ground conditions, and the need to construct alongside an active neighbouring development.

Throughout the project, Anstey Horne has worked closely with the client and key stakeholders, including investors and lenders, to align project objectives, manage risk, and navigate the scheme’s complexities. This collaborative approach has helped maintain programme momentum and supports the delivery of accommodation in time for the 2028 student intake.
