
The Opportunity
Located at the corner of Elthorne Road and Ashbrook Road in Archway, Kinver House was constructed circa 2008. The five-storey residential building, standing below 18 metres in height, comprises a mix of social and private housing.
Our team undertook a comprehensive Fire Risk Appraisal of the External Walls (FRAEW) in accordance with PAS 9980:2022. Following the appraisal, a programme of cladding remediation works was delivered, involving the removal of all combustible materials, including the existing render system, timber cladding panels, metal cladding, and timber decking. The remediation works were funded through Homes England’s Cladding Safety Scheme, enabling the necessary safety improvements to be carried out.
Our Approach
The client required a comprehensive solution that balanced regulatory compliance, resident safety, and programme efficiency, while ensuring the building remained fully occupied throughout the works. Drawing on our extensive project management expertise, we supported the contractor in developing and implementing robust logistics plans that enabled the works to be carried out safely and with minimal disruption to residents.
Our team delivered a streamlined and proactive service, managing the project from initial investigations through to completion and final close-out. We also fulfilled the role of Grant Certifying Officer, providing transparent monthly cost reporting and funding assurance to Homes England throughout the duration of the scheme.
