The Opportunity

Originally constructed as a 1970s office building, Brickdale House was converted into residential apartments in 2014. The six-storey building comprises four storeys of the original concrete-framed structure, with two additional storeys added as part of the conversion.

Our team undertook a detailed Fire Risk Appraisal of the External Walls (FRAEW) in accordance with PAS 9980:2022. The appraisal identified the need to remove combustible materials, including EPS render, ACM cladding and timber decking. Remediation works were delivered through funding secured from Homes England’s Cladding Safety Scheme, with the FRAEW providing a robust, evidence-based foundation for the scope and sequencing of the works.


Our Approach

We coordinated closely with the Principal Contractor, fire engineers, cladding consultants and the client’s representative, ensuring compliance, buildability and resident experience were considered from the outset.

Drawing on our extensive cladding remediation expertise, we provided Project Management, Employer’s Agent, Cost Consultancy and Principal Designer (CDM) services. We implemented a procurement strategy focused on quality, compliance and demonstrable contractor competence, with specifications aligned to FRAEW recommendations and current regulatory guidance.

Given the occupied nature of the building, careful planning was essential. We developed a phased delivery programme that minimised disruption to residents, coordinated access requirements and maintained critical fire safety measures throughout the works. Clear communication protocols, robust temporary works arrangements and contractor management procedures helped ensure the building remained safe, secure, and fully operational.

Regular site inspections, photographic records, and material compliance checks provided assurance that works were delivered in accordance with the approved fire strategy and Cladding Safety Scheme requirements. Through proactive contract administration and stakeholder coordination, we reduced project risk, maintained regulatory compliance and delivered a positive outcome for residents.
