The Opportunity

This mixed-use development comprised a 120-bed purpose-built student accommodation scheme alongside commercial warehouse space at ground-floor level.
The five-storey building was fully supported by the University of Bath in recognition of the growing need for dedicated student accommodation, helping to alleviate housing pressures within the local residential market. Located alongside the River Avon within Bath’s Conservation Area and UNESCO World Heritage Site, the development was carefully designed to complement its historic setting. Architectural features reflected the character of the local architecture, including a stone rubble wall façade that integrated seamlessly with the surrounding Grade II-listed buildings.

Our Approach

Anstey Horne was appointed by Alumno to provide Cost Consultancy, Project Management, and Employer’s Agent services throughout the project.

The team successfully navigated a significant early challenge when the original contractor entered administration. Acting swiftly, we identified and secured a suitable replacement contractor, minimising disruption to the programme. To maintain momentum and protect key delivery milestones, we negotiated financial and commercial arrangements with both the incoming contractor and the existing supply chain. Close collaboration with the wider design team ensured continuity of service, enabling the project to progress efficiently while maintaining quality and stakeholder confidence.
