Munro Court Cockfosters Road

Opportunity

Munro Court is a nine-storey residential building comprising 148 apartments and is classified as a Higher-Risk Building (HRB) under the Building Safety Act 2022.

Anstey Horne was appointed to provide 12 months of Building Safety Management Advisory support, focused on strengthening compliance and building safety management strategies, enhancing the Golden Thread, and supporting the ongoing management of fire and structural safety risks.

Our Approach

The Building Safety Team worked closely with Mentor to establish and strengthen its building safety management framework. Our support included the development and implementation of a robust Golden Thread, alongside comprehensive training to enable its effective long-term management.

We conducted monthly site inspections and compliance reviews to monitor performance, identify emerging issues, and support continuous improvement. In addition, we carried out detailed document reviews and gap analyses to assess compliance and identify areas requiring further attention.

We also developed tailored safety procedures and management systems, provided guidance on resident engagement and mandatory reporting requirements, and undertook internal audits with regular updates to the Safety Case Report to ensure it remained current, accurate, and compliant.

Through our involvement, the client has established a structured, accessible, and maintainable Golden Thread that supports effective information management throughout the building lifecycle. This process has led to an increased understanding of building safety responsibilities, improving both competence and confidence in meeting regulatory obligations.

We successfully embedded a practical, sustainable, and compliant approach to building safety management. As a result, the client is now equipped to maintain a robust Safety Case Report, effectively manage building safety risks during occupation, and demonstrate compliance with evolving regulatory requirements through well-governed and auditable systems.

Following the successful completion of the Safety Case Report exercise, we continue to support Mentor in a strategic advisory capacity, helping to ensure the ongoing effectiveness of its building safety management arrangements.
