
The Opportunity
Located adjacent to the River Yate on a sloping site, this complex cladding remediation project presented a range of technical and logistical challenges. The building incorporates an underground car park, stepped upper-storey levels, as well as seven distinct wall types, and timber balconies and decking requiring remediation. Following an FRAEW undertaken by our colleagues, the building was assessed as high risk. Additional complexities included its SIPs construction, constrained site logistics, intricate remediation requirements, and the need to carry out works while residents remained in occupation throughout.
Our Approach
We have extensive experience delivering remediation projects for High-Risk Residential Buildings funded through the Cladding Safety Scheme, establishing Anstey Horne as a leading practice in the remediation of buildings both above and below 18m across the UK.
Drawing on this expertise, our team guided the client through all project stages, adopting a two-stage procurement route to deliver a RIBA Stage 4 design and secure Gateway 2 approval from the Building Safety Regulator. We worked closely with the property manager and management company to oversee resident engagement, stakeholder coordination, technical guidance, monthly reporting, and Cladding Safety Scheme funding administration with Homes England.
Our understanding of how property managers, management companies, and residents operate enables us to plan, communicate, and deliver complex remediation projects effectively, helping residents feel safe in their homes again and restoring confidence in the sale and refinancing of their properties.
