
The Opportunity
Therme Manchester is a landmark wellbeing resort proposed at TraffordCity, directly opposite the Trafford Centre. Anstey Horne provided specialist Therme Manchester Party Wall and neighbourly matters consultancy to support the delivery of this major development.
Occupying a 28-acre site and with a reported project value of approximately £450–500 million, the development is set to become one of the UK’s largest urban wellbeing destinations.
The scheme will bring together an extensive range of leisure and wellness facilities, including thermal pools, waterslides, saunas, steam rooms, wellbeing gardens, restaurants, leisure attractions and extensive public realm. Together, these facilities will create a unique destination focused on health, relaxation and recreation.
Our Approach – Therme Manchester
Anstey Horne provided Party Wall and neighbourly matters consultancy services for the proposed Therme Manchester development. We advised the client and wider professional team on the statutory and neighbourly considerations associated with delivering a major leisure-led development on a complex urban site.
A key consideration involved the development’s relationship with surrounding properties and infrastructure, including the potential impact of the proposed works on the local tram network.
Our Party Wall team reviewed the proposed works, identified adjoining ownerships and developed an appropriate Party Wall strategy. This approach aimed to facilitate the development while effectively managing risks to neighbouring properties, infrastructure and other adjoining interests.
The Party Wall process centred primarily on the proposed excavation works. The scale and depth of the development meant that up to 11 adjoining owners could potentially be affected.
The Party Wall etc. Act 1996 applies to certain excavation works within three or six metres of neighbouring buildings or structures, depending on the depth and relationship of the proposed excavation to the adjoining foundations.
Managing the Therme Manchester Party Wall process therefore required careful coordination of technical information alongside early engagement with adjoining owners and their appointed surveyors. We worked with the project team to identify the relevant Party Wall requirements and negotiate appropriate protections for neighbouring properties and infrastructure.
Our proactive management of the Party Wall and wider neighbourly matters helped reduce the risk of delay, safeguard critical neighbouring infrastructure and establish a clear process for progressing the proposed works.
