Carrington Street Car Park, Mayfair

The Opportunity

Carrington Street Car Park was a flagship redevelopment project in Mayfair for Motcomb Estates, with a reported gross development value of approximately £500 million. The scheme transformed the former NCP car park into a landmark mixed-use development comprising super-prime residential accommodation, office and commercial space, a gymnasium, art gallery, extensive public realm enhancements, and significant basement construction.

Our Approach

Anstey Horne provided strategic advice throughout the project on all Party Wall and neighbourly matters arising from the demolition, excavation, basement, and superstructure phases of the development. Our role involved close collaboration with the client, design team, adjoining owners, and their appointed surveyors, alongside the coordination of the technical information required to negotiate and conclude agreements efficiently.

A total of 41 Party Wall Awards were agreed during the course of the project, which remained active for approximately eight years. Despite the scale and complexity of the development, works progressed in accordance with the programme, with issues managed proactively and resolved efficiently.

One particularly significant matter concerned the status of a wall and whether it constituted a party wall under the Act. The dispute was referred to the Third Surveyor, who found in favour of our client. This secured a critical right of access over neighbouring land, avoiding potential delays and the need for a separate licence agreement, resulting in a saving of almost £200,000.

Damage to adjoining properties was minimal throughout the construction period, and any issues that did arise were addressed promptly and effectively.
