The Opportunity

65 Piccadilly is a landmark redevelopment in the heart of Mayfair, involving the transformation of a Grade II listed former NatWest bank at the prominent corner of Piccadilly and Albemarle Street into an ultra-luxury, 50-suite boutique hotel. With a reported development value of approximately £110 million, the scheme occupies a highly sensitive central London location, directly opposite The Ritz and surrounded by a number of significant commercial and heritage assets.

Our Approach

Anstey Horne was appointed to provide early-stage Party Wall and neighbourly consultancy advice, including an initial review of the proposed redevelopment, the status of relevant structures, and the statutory and neighbourly matters likely to arise during construction.

Our appointment progressed through the negotiation and agreement of eight Party Wall Awards with adjoining owners. These principally related to the project’s piling operations, while also addressing associated superstructure works. The process required detailed review of technical proposals, close collaboration with the wider project team, and constructive engagement with adjoining owners and their surveyors to ensure that appropriate protections and safeguards were secured.

In parallel with the formal Party Wall process, we provided broader neighbourly consultancy services focused on the protection of valuable neighbouring properties along Albemarle Street. This included advice on access arrangements, construction methodologies, risk mitigation strategies, and practical control measures designed to facilitate the works while maintaining the confidence of neighbouring stakeholders.

Our involvement enabled the client to progress a technically complex listed-building redevelopment within a constrained Mayfair environment, ensuring that the necessary statutory agreements and neighbourly protections were established ahead of critical piling and superstructure activities.
